GOLDEN VISA ,  PROCEDURES,  ISSUE AND ACQUISITION.

General information regarding the Golden Visa acquisition.

We provide you with the service of real estate, to find estate, according to your demands and needs.

The minimum amount needed is 250.000 Euro, and it can be invested in any type of property.

There can be more than one property, but the total amount of all units should be a minimum 250.000 Euro. Moreover, this amount can be invested in a longer period of time and not right away. As such, once the full amount is invested, you can then apply for the Golden Visa.

The golden visa (residency) is renewed every 5 years since the property (ies) haven’t been sold, and after 7 years you may apply for Greek citizenship.

Since the price of the properties is over 250.000 euro, the investor – buyer is entitled to apply for a Golden Visa.

PLEASE NOTE THAT THE GREEK GOVERNMENT DOUBLES THE PRICE FOR THE GOLDEN VISA RESIDENCY INTO 500.000 EUR FOR MORE AREAS IN BROADER ATHENS AREA AND THE ISLANDS OF MYKONOS AND SANTORINI AFTER 31/07/2023.  SO, AFTER THAT DATE THE MINIMUN INVESTMENT SHOULD BE NO MINIMUM THAT 500.000 EUR TO THE ABOVE MENTIONED AREAS. ONCE THOUGH THE APPLICANT PAYS AT LEAST TEN PER CENT DEPOSIT TO THE SELLER (25000 EUR) UNTIL THAT DATE, THEN THE INVESTMENT FOR THE GOLDEN VISA CAN BE FINISHED UNTIL THE END OF THE YEAR 2023 STILL WITH THE PRICE OF 250000 EUR.

Here are all the details regarding the Golden Visa procedure and costs:

STEP A.

  1. Pre-contract down payment agreement signed between buyer and seller regarding the selected property/properties.
  2. Legal check of the selected property/ies and due diligence report. Our office can provide the above-mentioned important service.
  3. Under the guidance of our firm and our Notary, the seller selects all the related to final contract documents. The whole process should have been finished within the agreed time according to the pre-contract private agreement.
  4. Transfer tax declarations and payment receipt; Three (3) working days before the final contract buyer represented by his commissioned lawyer pays the property’s transfer tax (3.09% of the property’s price).
  5. Final contract; After the above tax payment has taken place and the payment receipt has been issued both parties sign the final contract at the Notary’s office.
  6. Land registration; Notary prepared on behalf of the buyer all the related to the land registration documents. Land registration takes place within three working days.

Land registration certificates issued within -normally- one or two months.

STEP B.

RESIDENCE PERMIT PROCEDURE – RECORD OF BIOMETRICS (FINGERPRINT)

  1. Appointment with the Authorities (scheduled by us).

It can be arranged at any time after signing the final contract/s.

Our Law firm’s appointment with the Authorities could also be an appointment for the record of biometrics on the same day.

Otherwise it has to be arranged within one year

  1. Documentation – proof of family relationship:
  2. FOR WIFE/ HUSBAND OF THE MAIN APPLICANT: marriage certificate or family status certificate – double certified by the Greek consulate. For Chinese citizens it is a notarial document stating the family relation, translated also into English and it has to be stamped by the nearest Greek Consulate in China (Beijing, Schanghai or Guangzhou).
  3. FOR CHILDREN OF THE MAIN APPLICANT: birth certificate of the children or family status certificate – double certified by the Greek consulate.
  4. FOR PARENT’S OF THE MAIN APPLICANT: birth certificate of the main applicant or family status certificate – double certified by the Greek consulate
  5. FOR MOTHER AND FATHER IN LAW: 1. marriage certificate of the main applicant or family status certificate, 2.  birth certificate of the wife/husband
  6. Power of Attorney or Authorisation (all family members have to sign  Power of Attorney or Authorization   in Athens). Alternatively, you can sign the power of attorney on the Greek consulate in China.

PAYMENT METHODS

*GREEK BANK ACCOUNT (double line notation-cheque)

The necessary documents, which investor shall bring for commencing and completing the procedure for opening a bank account are the following:

– passport copy

– personal income declaration or certificate (has to be translated in english) stating the job position, the monthly or annual salary and the address, the postal code and the telephone number of the company. Also stamped by the company

– proof of home address (will be translated into english). it can be a statement or a bill on the client’s name. Postal code also needed.

-document stating the client’s telephone number in China. Telephone bill etc

-Bank deposits on other banks in China or abroad if possible (English  translation needed).

-houko translated in english

-paper stating the tax number in China and if possible the tax payments in China (translated in english)

-identity card of client translated

–   Certificate of the Greek tax number, by the Greek Tax Authorities of the Residents Abroad (prepared in Greece with the assistance of our law firm)

– Certificate from a Greek mobile company, that the client has a Greek mobile number.(prepared in Greece with the assistance of our law firm)

PLEASE NOTE that all these documents are needed for US citizens as well (the relevant american to the above mentioned documents) plus one more document, a copy of the social security numbet in the US.

BANKING TRANSFER/S (total amount)

In accordance with the Golden Visa law regulations the total amount (100%) of the purchase contract shall be transferred with one (or few) transfers at the same period of time from investor’s foreign bank account directly to the seller’s bank account in

the Greek bank. It is to be highlighted that the statement of each transfer should be sent to our firm in order to be attached during the final contract by the Greek Notary.

We strongly advise though -as already said- to open a bank account for you in Greece, so that we can pay the price of the property to the seller via a two striped bank cheque on the day of the contract and not in advance.

Given that China has imposed capital controls each buyer must hold an active bank account abroad (Singapore, Hong Kong, Dubai etc) from which he/she has to transfer the whole amount (255.000, 260.000) of the contract to the seller’s bank account as well as the money for the fees and other expenses. As mentioned we strongly advise you to open a bank account in Greece with our help. Since you have a Greek bank account: 1. you can transfer the money from your account abroad to your Greek Bank account and use them to pay the seller, 2. pay easily the transfer tax, fees etc. 3. Collect every month the rent from the apartments (the render will deposit monthly the rent to your bank account in euro), 4. Pay easily the yearly Greek property tax.
